Summary
The Small Projects Manager performs project management responsibilities on renovation and construction project(s) in the $10,000 to $450,000 range. This includes managing multiple task orders, including coordination of design, estimating, equipment procurement, and construction activities. The SPM will manage, plan, and coordinate all activities of the assigned projects to ensure that the client’s objectives are accomplished within the project time frame and budget.
Hiring is contingent on contract award and client approved candidate selection.
Essential Duties and Responsibilities
Organizes and oversees the field supervision of the specialty subcontractors involved in the assigned work.
Ensures site safety is at the forefront of each project. Works with NMS General Manager to ensure a safety culture is adhered to on all projects managed.
Monitors the schedule and its periodic revisions to ensure projects are on track.
Works with owners’ representatives during the life cycle of the project.
Resolves any project related issues/changes.
Prepares project reports, financial updates, and scorecards for management and client.
Performs scheduling, scoping, clarifying, and pricing efforts for project work at the concept stage.
Works with the client personnel and subcontractors to make any necessary special facility and security arrangements necessary to the work.
Enforces all regulatory and client specific safety rules.
Performs job site inspections for both quality and safety.
Interfaces with client personnel located in remote locations.
Process subcontractor invoices.
Track and manage subcontractor insurance certificates, ensuring that all utilized subcontractors have appropriate levels of insurance that are up to date and in force.
With NMS General Manager, assist with scheduling and communication to internal and external customers.
With NMS General Manager, assist with reconciliation, verification and accuracy of the final billing invoice for the client.
Other duties as assigned by NMS General Manager.
Qualifications
Bachelor's Degree in Civil, Mechanical, Electrical Engineering or Construction Management, or other directly related fields is required for the Small Projects Manager level position
A minimum combination of education and directly related equivalent experience equal to 7 years in lieu of the degree in order to qualify for the Small Projects Superintendent level position
Demonstration of successful performance as a Project Manager on small to medium sized repair, renovation, and new construction projects
Thorough familiarity with the general contracting requirements, with the ability to identify changes, conflicts, etc.
Demonstrated ability to work accurately, follow procedures and schedules, and prioritize multiple tasks
Effective professional oral and written communication skills
A valid Driver’s License and an acceptable driving record for the past three (3) years to be eligible under NMS’ vehicle insurance policy.
Extensive Computer Skills: A very high degree of competence using computers, working knowledge of CMMS Software as well as Microsoft Office, Word, Project t& Excel, Adobe Blue Print Reader (create, edit PDF files).
Must be fluent in speaking, reading, and writing English.
Position will be located within a client property in Anchorage, with required air travel to project sites across Alaska as needed
Preferred Requirements
Project Management Professional (PMP) certification
OSHA 30hour construction safety course
Experience with project management/logistics for facilities equipment and infrastructure related projects in rural Alaska
Excellent communication skills
