NANA Regional Corporation Maintenance Foreman, Nome School District (Wage DOE + FEHB Benefits - Nome, AK) in Nome, Alaska

Job Description

The Maintenance Foreman is a working, journeyman level, position which provide daily direction and hands-on supervision for the Nome Public School District's facilities management staff.

Responsibilities

Personnel Management

  • Directs, schedules, trains, and supervises the maintenance technician staff daily.

  • Dispatches maintenance technicians daily.

  • Makes sure the responsibilities, authorities, and accountability of all assigned employees are defined and understood.

  • Consistently demonstrates professional skills in structuring assigned activities, teamwork, utilizing all forms of communications, implementing operational efficiencies, solving business problems, and making decisions.

  • Follows through on disciplinary measures with maintenance staff.

  • Inputs hours into the timekeeping system for the maintenance staff, reviews credit card transactions and approves invoices as necessary.

Maintenance Management

  • Coordinates both the routine and emergency repair and maintenance of school district properties.

  • Manages the routine operating expenses of the maintenance staff.

  • Plans, develops, implements, and revises organizational procedures, policies, operations, and goals.

  • Supports, ensures, and reviews an active and comprehensive unit safety program.

  • Continuously seeks to improve the quality of assigned activities.

  • Is accountable for the delivery of high quality and cost-effective services as well as ensuring all activities and operations comply with applicable internal and external regulations, laws, and sound business practices.

  • Supervises and trains technicians to provide high quality work accomplishment and outstanding customer service.

  • Other duties that are pertinent to the department or unit’s success also may be assigned.

Operations Management

  • Manages a comprehensive predictive/preventive maintenance program.

  • Undertakes emergency response maintenance.

  • Manages stocks and stores of materials.

  • Manages maintenance crew safety.

  • Ensure compliance with computerized safety training.

  • Administers with the facility manager the computerized maintenance management system.

Contract Services Management

  • Ensures the effective management and integration of contract services to include electrical, general building maintenance, mechanical, HVAC, building automation, plumbing etc.

  • Oversees and reviews with facility manager all subcontractor insurance certificates.

Other Management Responsibilities

  • Acts as the alternate Facilities Manager when required by absence or illness.

  • May be required to supervise other ancillary staff at certain times.

  • Will represent the highest integrity and ethics in business transactions upholding company policies and procedures.

  • Other duties that are pertinent to the department or unit’s success also may be assigned.

Qualifications

  • Five (5) years of experience working in a commercial and/or industrial setting at the journeyman level in the electrical, plumbing, HVAC, or other recognized building trades.

  • Previous experience with the supervision of building maintenance personnel.

  • Computer skills with email, Gmail, Google Calendar, Google Suites, Microsoft Word, Excel, and Outlook.

  • Experience in the management of HVAC systems, building automation, and direct digital control systems to include the maintenance and operation of boilers, heat exchangers, heat pumps, and refrigeration systems is preferred.

  • Minimum (1) year of experience with the operation of a computerized maintenance management system.

  • Must have an intermediate skill level in operating a variety of general computer software programs and personal computers.

  • Excellent verbal, written communications, financial, and leadership skills. The ability to interact effectively with senior executive management for clients, customers, and the company organization. Strong organizational skills and a participatory management style desired.

  • Requires a valid State of Alaska Driver’s License and an acceptable driving record for the past three (3) years to be eligible under NMS’ vehicle insurance policy.

  • Must be fluent in speaking, reading, and writing English.

Working Conditions and Physical Requirements

Description: Indoor/Outdoor – occasional exposure to harsh weather conditions; requires work to be done both inside and outside.

Noise level: The noise level in the work environment is usually moderate.

Physical requirements: Employee is required to occasionally lift and/or move up to 50 lbs. Frequently required to sit, stand, walk, use hands/fingers to handle or feel, climb, stoop, kneel, crouch or crawl, talk/hear, see, taste/smell, and carry weight/lift.
